Commercial Case Study – Decks at Condominium Complex in Braintree, Massachusetts

While we often paint whole buildings for our Condominium Clients, we are often called to paint just a surface or two for the entire community, or even just a few condominium units.
We were happy to paint and stain a small Condominium project because we understand this is a need that Homeowner Associations and larger Condominiums often have a hard time filling. Piecemeal maintenance is a common need of all Condominiums in our area as different exterior surfaces, especially wooden ones, often wear at different rates.
In August 2020 we were called on by a Homeowner’s Association to paint most of the exterior doors and second floor decks across the entire condominium complex.
Work included:
- Wash, light sand and apply two coats of stain/sealer to pressure treated wood surfaces on decks
- Carpentry to rotted wood on decks that required wood replacement.
- Coordination with the HOA (Home Owner’s Association) President to make sure every resident knew when we’d be working on their door and deck and we could minimize the disruption to the residents’ daily routines.
- Daily project status updates were given to the President of the HOA.
- Washed, light sanded and applied two coats of stain/sealer to pressure treated wood surfaces on decks at Condominium Complex.
- We used low-VOC products to minimize odor of the paint and products we used.
- HOA-level billing for the main project that would be funded by Maintenance Fees.
- Individual-owner invoicing so that certain Condominium residents could add extra work (i.e. an interior room) that only they wanted done while we were on site.
