How often should your business schedule commercial painting? It’s probably sooner than you think.

Posted on May 9, 2023

One of the nation’s leading paint providers, Sherwin-Williams, says the average repaint cycle is every five to seven years but your business may need to repaint more often based on the property you manage. For instance, owners or managers of multi-family communities may need to repaint a unit once a tenant moves out or may be required by law to do so. New York legislates that units must be repainted every three years. In Los Angeles its every four.

Painting on a regular schedule has benefits that can improve your bottom line as well. Owners of condos, apartments and senior living facilities, want to attract and retain tenants with the all-important curb appeal. Bright, fresh interiors make people happy and proud of where they live. Download Our Paint Planning Worksheet to learn more.

Painting as prevention.

For facilities like industrial warehouses and offices, commercial painting services may be done as preventative maintenance as weather and sun exposure takes its toll on the building’s exterior. If your painting contractor has experience painting sites like this, he or she may recommend a more durable paint coating that can be refreshed with a simple power wash which extends the repaint cycle for you and saves you money.

Painting that expresses your brand.

High-traffic areas like retail stores and restaurants get a lot of wear and tear. A fresh coat of paint is one of the most cost-effective ways to improve or elevate the look of interior spaces. And fashion-forward paint colors can make your business look hip and new.

Painting that’s problem-free.

No matter the reason or the season, painting your commercial properties is a multi-step process:

First, find a company that has experience doing commercial painting. If you are using a local painting company, ask for references and examples of sites they have worked on.

If you manage multiple properties in multiple locations, look for a company with broad coverage. A single-source partner simplifies your life and gives you greater consistency in both painting and billing.

Choose a partner that has been in the painting market for years and will be around when you need them for your next project.

Besides adhering to your schedule and your budget, the right painting contractor will be vigilant about communicating with your tenants, employees, and visitors about when and how the work will be done.

National and regional painting companies, because of their size, should be able to accommodate after-hours works to minimize disruptions to your business.

On-site safety procedures should also be explicitly outlined for your facility. Proper planning upfront can help prevent costly problems down the road.
