About the Project
CertaPro Painters® of Fort Collins completed a full exterior repaint of an occupied rental property in Fort Collins, Colorado. Located in a midtown neighborhood near the Harmony Road corridor, the home was professionally managed by a local property management company and remained tenant-occupied throughout the project.
The scope included repainting all elevations and exterior features, including siding, soffits, fascia, gutters, downspouts, shutters, doors, posts, porch ceiling, window frames, and the garage door. The project also required extensive preparation due to weathering, oxidation, and multiple areas of coating failure.
PROJECT SCOPE:
The project involved a complete exterior repaint supported by detailed preparation and repairs. Work began with a full power wash to remove dirt, chalking, and surface contaminants from all painted areas.
Loose and failing paint was hand scraped throughout the property. Bare wood and severely deteriorated sections were spot primed to create a stable surface for finish coats. Failed caulk joints were replaced around the sliding door frame and soffit areas, while loose nails were re-driven and detached trim sections were resecured.
Once preparation was complete, fresh coatings were applied across all exterior surfaces, creating a clean and updated appearance while improving long-term protection.
CHALLENGES & SOLUTIONS:
One challenge involved the extent of oxidation and coating failure. Areas of heavy chalking, peeling paint, and exposed wood required more intensive prep than a standard repaint. Thorough scraping, priming, and caulking ensured the new coating system had the proper foundation.
The project was also completed during Colorado’s shoulder season, when temperatures can fluctuate significantly. The crew followed manufacturer guidelines, applying paint only when conditions met required thresholds and allowing adequate cure time before evening temperature drops.
