Arlington Ridge Terrace Condominium Complex
Arlington Ridge Terrace is a distinctive condominium community comprised of 48 four-level townhomes unified by a shared architectural vision and common spaces. At the heart of the property is a 11,200-square-foot shared plaza that serves as a focal point for residents, complemented by a 16,200-square-foot parking garage designed to support the community’s daily needs.
The exterior of the property is further defined by extensive wrought iron fencing (spanning approximately 1,300 linear feet) and 28 decorative panels that enhance both security and curb appeal. With multiple surface types, elevations, and shared-use areas, the project required a coordinated, detail-oriented approach to ensure a consistent, high-quality finish throughout the community. CertaPro Painters® of Springfield, VA was selected to deliver a durable, professional solution that would protect and elevate the property’s appearance while minimizing disruption to residents in April of 2025.

About the Project:INITIAL CONDITION & PROJECT SCOPE:
At the start of the project, several high-traffic and highly visible areas of Arlington Ridge Terrace showed signs of wear and deterioration. The central plaza and the interior of the parking garage had accumulated dirt and grime and required thorough pressure washing. Many painted metal surfaces throughout the community, including individual unit garage doors, exterior entry doors, railings, and lamp posts, exhibited peeling paint and areas of spot rusting. In some locations, railings were missing paint entirely, detracting from both the appearance and protective coating of the metal surfaces.
CertaPro Painters® of Springfield, VA completed a comprehensive preparation and painting program designed to restore and protect the community’s exterior and shared spaces. The scope of work included pressure washing the parking garage, plaza, trash receptacles, and individual unit entrances. All surfaces to be painted were properly prepared, including priming and spot priming where necessary.
Painting services included 33 double garage doors and 20 single garage doors, entry doors within the garage, lentils and grates at the garage entrance, handrails and safety rails leading to individual unit front doors, community-wide railings, lamp posts throughout the plaza, and all privacy railings. The project focused on improving durability, appearance, and long-term protection across the entire property.
Challenges & Solutions:
Many of the iron railings throughout the community had significant rust buildup, requiring more than standard surface preparation to ensure a lasting finish. Painting individual unit garage doors while residents continued to access the garage created scheduling and safety challenges due to ongoing vehicle traffic.
The CertaPro team performed extensive grinding and sanding to remove rust and compromised coatings before applying proper primers and finish coats, restoring both the appearance and protective integrity of the railings. The project was carefully coordinated to minimize disruption, with work scheduled in phases and clear communication with residents. This allowed garage doors to be painted efficiently while maintaining safe, uninterrupted access for homeowners.
