Commercial Kitchen Floor Coating Project in Grant Park IL
A Commercial Case Study by CertaPro Painters® of Orland Park, Homewood, and Kankakee County, IL
Industrial Kitchen Flooring Upgrade with Decorative Flake System
In November 2026, CertaPro Painters® of Orland Park, Homewood, and Kankakee County, IL completed a commercial flooring project at an active kitchen facility in Grant Park, Illinois. The goal was to restore a heavily worn concrete floor and install a high-performance polyaspartic coating system designed to withstand the demands of a commercial kitchen environment.
Because the facility needed to remain operational throughout the project, the work was strategically completed in two phases. This approach allowed the business to continue functioning while each half of the floor was restored and coated.
Scope of the Project:
The project involved a complete concrete floor preparation and installation of a polyaspartic coating system, executed in two phases to maintain partial kitchen operations.
Work began on the first half of the floor with mechanical grinding using industrial diamond grinders to remove contaminants and properly profile the concrete surface. After grinding, the floor was thoroughly cleaned and vacuumed before damaged areas were repaired using an epoxy patch system. Special attention was given to floor drains to ensure proper slope and functionality.
Once the surface was fully prepared, a polyaspartic base coat was applied, followed by a full broadcast of decorative flake using the Aurora Accent blend. The surface was then scraped, cleaned, and sealed with a polyaspartic clear topcoat to create a durable, seamless finish.
After the first section cured, equipment was moved onto the newly finished surface, allowing the team to repeat the entire process on the second half of the kitchen. While this phased approach resulted in a visible seam at the center divider, it provided a practical solution that allowed operations to continue without a full shutdown.
Challenges & Solutions:
One of the primary challenges of the project was the heavily contaminated and damaged concrete surface, which required extensive preparation to ensure proper adhesion of the new coating system. Grinding, cleaning, and repairing the substrate were critical to achieving a long-lasting result.
Another major challenge was completing the work while the kitchen remained partially operational. The phased approach allowed the team to work efficiently without disrupting daily operations, requiring careful coordination, scheduling, and workflow management throughout the project.
Special Equipment & Techniques:
To complete the project successfully, the crew utilized a range of specialized surface preparation equipment. Industrial walk-behind diamond grinders were used to profile the main floor areas, while handheld edge grinders allowed for detailed work along walls and tight spaces.
HEPA dust collection systems were used throughout the grinding process to maintain a clean and safe environment. Crack-chasing tools and grinders were used to address damaged areas, and floor scrapers helped remove any remaining surface contaminants prior to coating application.
These techniques ensured the concrete surface was properly prepared for the polyaspartic system, resulting in strong adhesion and long-term performance.
