Boiler Room Pipe Insulation Restoration:
CertaPro Painters® of Castle Rock completed a specialized commercial project for a Colorado facility, focused on restoring and protecting the insulated piping within the building’s boiler room. The scope of work centered on priming and painting the insulation jackets on boiler room pipes to meet building code requirements while improving durability, safety, and visual clarity. Due to the operational nature of the facility, the project required careful material selection and execution to avoid disruption to ongoing indoor activities.
At the start of the project, the insulation showed signs of aging, including surface chalking and light cracking. These conditions created adhesion challenges that required a professional-grade solution designed specifically for difficult substrates.

PROJECT SCOPE:
The project began with detailed surface preparation to ensure proper coating performance. Dust, debris, and loose fibers were removed from the insulation jackets, and all surfaces were wiped down to eliminate chalking and contaminants. Once cleaned, the insulation was allowed to fully dry before coatings were applied. Walkways, floors, and adjacent surfaces were carefully protected to prevent overspray or drips during the work.
For the priming phase, Extreme Bond Primer was applied evenly across all insulated piping. Special attention was given to seams, joints, and support brackets to ensure complete coverage and consistent adhesion. The primer was allowed to cure properly based on temperature and humidity conditions within the space.
Once priming was complete, the pipes were finished with SuperHide Zero, a zero-VOC, low-odor paint selected specifically for indoor environments with active operations. The coating was applied using brush-and-roller techniques to fully wrap the cylindrical insulation and achieve a smooth, uniform finish throughout the boiler room.
CHALLENGES & SOLUTIONS:
One of the primary challenges was achieving reliable adhesion on aging insulation surfaces that were chalky and prone to cracking. To address this, CertaPro recommended and applied Extreme Bond Primer, a high-performance product engineered for hard-to-stick substrates.
Another key consideration was maintaining indoor air quality while work was underway. The use of SuperHide Zero ensured minimal odor and zero VOC emissions, allowing the project to proceed without disrupting building occupants or operations.
FINAL RESULTS:
The completed project delivered strong, long-lasting adhesion between the coating system and the insulated piping while providing a refreshed, professional appearance throughout the boiler room. The bright, uniform finish improved visibility and made future maintenance easier, while also helping the client meet building code requirements.

During the winters you can find Josh now skiing down his favorite mountains, although never having skied before moving to Colorado. During the summers Josh loves to go hiking, camping, and enjoys spending time with his friends at live music events.
