Painting Commercial Buildings & Warehouses with Metal Siding
We recently completed an exterior painting project for a metal exterior building in Oak Ridge Tennessee. This project highlights how the look and life of a building’s exterior are greatly improved with a professional exterior paint application. We thought this was a good opportunity to take the time to create a post about the project, and use it to give an overview of how painting a commercial building with metal siding works.

Before every commercial painting project, we take some time to assess the condition of the exterior. We take measurements, photos, and prepare recommendations. With this information a proposal is created and options are discussed.
The exterior was faded by the sun, we found some loose and peeling paint, especially on features like the door overhangs. We also noticed there were some areas of rust on piping that could use some treatment and refinishing.
Metal Siding Painting Projects | An Overview
While every commercial project is a little different, this is a fairly standard overview of the tasks involved with this type of project.
- CertaPro first cleaned the building using pressure washers with a diluted bleach mixture.
- Loose/peeling paint was scraped to a sound surface and spot primed with SW products.
- Rusty gas piping was treated with OSPHO, a rust converter to make a paintable surface.
- Non-Painted areas were masked off to prevent overspray.
- Two finish coats were applied using SW, Pro-Industrial Multi-Surface Acrylic.
- Spaying techniques as well as brushing and rolling.
- Included Components ranged from metal siding, block, doors, HVAC Duct vents, safety bollards & fire hydrants.
