Restoring a Worn Rooftop Pool with a Durable Epoxy Coating System
In May 2026, CertaPro Painters® of Dayton, OH completed a commercial pool coating restoration at a large upscale high-rise apartment community in Dayton. The multi-story residential property serves a high volume of residents and visitors, making its rooftop pool an important shared amenity.
Years of age and weather exposure had taken a toll on the existing pool coating. The surface was heavily faded, peeling, and failing in multiple areas, creating an uneven and worn appearance throughout the pool. CertaPro Painters® completed the restoration over four days, using extensive surface preparation followed by a new epoxy coating system.
About the Project
Before work began, large portions of the existing blue pool coating had deteriorated. Peeling and failed areas were visible throughout the pool floor, creating extensive patches where the coating no longer provided a consistent finish. The before photos on pages 2–3 clearly show the extent of the deterioration across both the floor and other areas of the pool.
Restoring the surface required more than simply applying a new coating. Proper preparation was essential to remove failing material, clean the substrate, and create a suitable surface for the new epoxy system.
Scope of the Work
The CertaPro Painters® crew began by power washing the pool and scraping away failing coatings. An acid wash treatment was then performed, followed by another round of power washing to thoroughly prepare and clean the surface.
The team also caulked joints and completed detailed surface preparation before applying two coats of epoxy coating. The finished system restored the pool’s uniform appearance while providing improved durability and long-term protection.
Surface Preparation & Coating Application
With a coating project like this, the condition of the underlying surface plays an important role in the finished result. The existing coating had already failed in numerous areas, so the crew focused heavily on preparation before applying the new system.
Power washing, scraping, acid washing, and re-washing helped remove deteriorated material and prepare the pool for proper coating adhesion. Once preparation and caulking were complete, two coats of epoxy were applied to create the finished surface.

The Final Results
After four days of preparation and coating work, the rooftop pool had a clean, uniform blue finish. The after photos on page 4 show the transformation particularly well: the extensive patches and peeling visible beforehand are gone, leaving a consistent finish across the pool.
Beyond improving the appearance of this highly visible residential amenity, the new epoxy system was applied to improve durability and provide long-term protection for the pool surface.
