About the Project:

Condition of the home:

The 5,500 square foot, three story home, facing the Potomac River is just down river from George Washington’s Mount Vernon home. The biggest challenge was not the painting, but discovering and restoring rotting trim and window frames/sashes that were unknown to the owner. Because of the house is on the Potomac River, the humidity from the river may have contributed to the extensive wood rot the paining team discovered throughout the exterior.

Project Involvement:

The project involved paint the exterior wooden trim, porch, brick and masonry in three similar shades of white with some exterior drywall repair to the porch ceiling. The painting team uncovered extensive trim, window frame, window sash and door frame rot upon completing the pressure cleaning of the exterior. Because of the height and lot configuration, the rot was not visible from the ground, but clearly need attention. Approximately 40% of this project consisted of carpentry.

Special Challenges:

The identifying the replacement of rotten trim and window frames/sashes due to the historic nature of the property and the available of replacement trim proved challenging. The team actually used a speciality carpentry shop to recreate trim and other items for this project.

Project Timeline:

This project started in fall 2022 and was completed in early spring 2023 as we had to wait for new windows to be manufactured for the property, install the windows and then do interior touch up of the window frames.
