Industrial Exterior Project in Manassas, VA

In October 2020, CertaPro Painters® of Springfield, VA was contacted to help with an exterior painting project in Old Town Manassas, VA. The owner of the property was looking to improve its appeal before putting it on the market. The building, a former steel fabrication facility, was last painted over 10 years ago with the exterior consisting of corrugated steel and masonry block.

Approximately one third of the structure’s 29,200 square feet of exterior had extensive corrosion. The poor conditions of the building required multiple steps to improve its standing. CertaPro’s professionals power washed, prepped, primed, and painted the exterior to transform its appearance and raise its appeal for buyers.

CHALLENGES

Restoration efforts of this size come with their own unique set of hurdles. Coordination among the team and communication with the owner was paramount. The height of the building also required a rented lift to efficiently complete higher sections of the facility.

Additionally, CertaPro Painters® was required to mask off the roof cap that extended onto the top foot of the building. Over 1,000 linear feet was masked before painting could begin.

CONDITIONS

  • Corrosion & Rust – The building suffered from corrosion and rust to the metal part of its exterior
  • Peeling Paint – The paint was peeling away from the building after a lack of maintenance for 10 years
  • Worn Masonry Walls – Masonry walls required some small repairs before painting could begin

PROJECT INVOLVEMENT

  • Preparation – The building was power washed and masked before painting began. Small repairs were made to the masonry walls. A Genie S-65XC lift was rented to efficiently complete hard-to-reach sections of the exterior.
  • Painting – CertaPro’s team used 61 gallons of Pro Industrial Procril Primer, 125 gallons of Satin A-100 paint, and 10 gallons of Pro Industrial Waterbased Alkyd Urethane to complete the facility’s exterior painting.
