Commercial Cleaning & Painting in Lorton, VA
In July 2020, CertaPro Painters® of Springfield, VA was approached by R. L. Travers and Associates, Inc. to provide a proposal for painting 7901 Hill Park Court. As CertaPro’s team surveyed the area, it became clear a second proposal to paint 7905 Hill Park Court was essential for an all-encompassing renewal to the property.
Following submission of the plan, a meeting was scheduled with the building owner to discuss paint colors and any potential changes. When the modified proposal was finalized, the building owner authorized CertaPro Painters® to begin production.
The two buildings combined are over 30,000 square feet. 7901 has nine tenants including retail spaces and 7905 is occupied by one business.
CHALLENGES
Projects of this magnitude often present their own unique set of hurdles. Communication among the team and coordination with the building owner and tenants was vital. Ensuring occupants that distractions and interference would be mitigated was a key cog in the project’s success.
High and hard-to-reach areas necessitated the need for a lift to efficiently complete tasks. Metal and brick sections sat above the bay doors that would have been cumbersome to refinish without the proper equipment. The weather also presented a problem. Rainfall caused operations to halt mid-week, adding days to the projected timeline.
CONDITIONS
- Dirt Accumulation – Dirt and grime had built up on the exterior of the building over the years
- Worn Paint – Paint on the side walls and metal sections had begun to wear down due to continuous exposure without proper upkeep
- Deteriorated Protections – Paint was chipping and old caulking needed to be renewed to reseal vulnerable sections of the buildings
PROJECT INVOLVEMENT
- Preparation – All surfaces of 7901 & 7905 were sanded, caulked, and masked before painting began. The buildings were also power washed to remove the layers of dust and dirt that covered the exterior.
- Painting – Painting commenced on September 19, continuing through Sept. 30. The project took longer than expected due to inclement weather. CertaPro’s professionals crafted a plan that would put an emphasis on weekend painting, offering relief for the tenants from large-scale cleaning and painting being completed in high-traffic areas during work hours. Most weekday work was saved for touchups and completing more discrete sections of the property.

BEFORE PHOTOS
Before the project began, CertaPro Painters® of Springfield, VA surveyed the area and gathered images of sections that needed to be cleaned and painted.
Outdated Commercial Exterior
The exterior of both buildings were covered in worn paint and layers of dirt that needed to be removed.
Faded Brick & Metal
The brick walls and decorative metal sections were outdated, causing them to fade over time.
Dirty & Worn Corners
The corners showed how the painted and brick walls were both susceptible to wear over time.

Pictures were taken of the CertaPro Painters® crew using the lift to efficiently complete higher sections of the property.

THE FINAL RESULT
After the project was completed, CertaPro Painters® gathered photos of the cleaned and painted exteriors. The dirt was removed and painting was completed on lintels, bay doors guides, security doors, bollards, concrete sections, and decorative metal pieces.
