Parks and Recreation Commercial Painters
The City of Trophy Club Parks and Recreation Department is responsible for maintaining and operating city pools and a companion water feature for children (also known as a “Splash Pad”). At their location, they have two large Splash Pads with countless water fountains, sprayers, splash buckets, etc. — all in a pirate’s theme. The Splash Pads have about 6500 square feet of the paintable surface.
In the summer season, the Splash Pads are open to the public 7 days a week. Much of the concrete surface is underwater 24 hours a day. Because the concrete remains wet with little children running about, the project required a specialty coating that could handle constant immersion, and have an anti-slip surface for the safety of users.
Conditions:
The two Splash Pads had been repainted in the spring of 2019 by another company. When the Splash Pads opened for the summer season, almost immediately there were problems with the coating bubbling and peeling. The company responsible for the work recoated those areas several times, but finally, the customer gave up on that process and decided to redo the work in 2020. There were large areas where the paint had peeled or bubbled and the coating was missing. And the color had faded severely after just one year of use.
Challenges:
All water features that could not be moved had to be masked off and protected, as well as the perimeter of the Splash Pads and the plastic water drains that circled throughout the surface.
Project Involvement:
The first requirement was to determine how best to remove the existing, failing coating. We did a test with the Trophy Club Parks team and found that it could be removed with aggressive power washing. Because the Parks and Recreation Department has employees that could do that power washing, they took on that task. To completely remove the remaining coating took them about 2 weeks of power washing at high pressure. Constant immersion of the surface meant we needed a specialized coating system that could perform under those circumstances. The selected product was not available locally, so we ordered it from the manufacturer and it was shipped to us from out-of-state. The time frame from order to delivery was about one week. We timed the delivery of the product for just a few days after the power washing was to be finished.
Once the power washing was completed, our crew embarked on a 4-step process. First, we thoroughly cleaned and degreased the concrete surface. Then the concrete had to be acid-washed in order to develop a rough “profile” that the paint coating could grip and adhere to. The acid had to be neutralized and then allowed to dry for 48 hours. Before the final coating could be applied, a specialty primer was applied by roller and allowed to dry overnight. We were finally ready for the finish coating!
Special Equipment:
The specialty coating has particulates mixed in to provide an anti-slip finish, and as a result required a Grayco Texture Sprayer for proper application. Manufacturer’s specifications called for two separate coats of the product at a certain thickness.

There was one last complexity: the product has a maximum temperature limitation of 95 degrees, and Texas in July is typically a very hot time of year. The crew had to be vigilant to start work early in the morning and keep an eye on the temperature so that we stopped application before the thermometer reached 95. This commercial professional painting project only took1-week for our Southlake, Texas painters to complete. The City of Trophy Club Parks and Recreation Department was satisfied with our 5-star work.
