Assumptions That Accompany Exterior Painting Prices in South Central Connecticut

Clapboard and trim pricing is based on spot priming. This means we prime only areas that are raw wood or have been sanded, filled, or otherwise prepped, followed by one full top coat of paint.

Our pricing includes high quality residential architectural coatings that perform well in Connecticut’s seasonal climate. This may include products such as Sherwin Williams Resilience, Benjamin Moore Regal, Sherwin Williams Woodscapes, or Benjamin Moore Arborcoat stains. Choosing a premium paint matters and often saves money over time due to better durability and coverage.

Any carpentry work required to replace rotted or damaged wood is not included in standard painting prices and is quoted separately.

Factors That Affect Exterior Painting Costs in South Central CT

Several variables can influence exterior painting costs beyond initial ballpark estimates, including:

Scope of surfaces being painted
Pricing will vary depending on whether you are painting clapboards, trim, shingles, decks, or a combination of surfaces. The more areas included, the more labor and materials are required. California/French cut trim can add to the overall cost

Condition of existing surfaces
Homes in South Central Connecticut experience moisture, temperature swings, and seasonal weather that can lead to peeling, cracking, or surface damage. If there are numerous dents, holes, or worn areas, additional preparation such as filling and sanding will be needed.

Presence of rotted wood
Paint cannot be applied over rotted wood. Moisture trapped in deteriorated wood causes paint failure quickly, often within months. Any rotted areas must be replaced before painting can begin.

Lead paint considerations
Many homes in South Central Connecticut were built before 1978, when lead based paint was commonly used on exterior surfaces. If lead paint is present or suspected, special safety procedures must be followed during preparation and repainting. Contractors may need to use EPA Renovation, Repair and Painting (RRP) compliant practices such as containment, controlled sanding methods, and specialized cleanup. These additional safety measures help protect homeowners and surrounding areas from lead dust but can add time and cost to the project.

Height and accessibility of the home
Multi story homes require more labor, especially when painting third or fourth story areas. Limited access, steep rooflines, or complex ladder positioning can also increase project time.

Color changes
Changing from a light color to a dark color or vice versa often requires additional coats for proper coverage. This impacts both material usage and labor time.

Number of coats required
When repainting the same or a similar color, projects are typically quoted with one to two coats. When changing colors significantly, a tinted primer is applied first, followed by two to three finish coats to prevent bleed through.

Project staging versus full exterior painting
Some homeowners choose to paint only certain areas, such as trim, rather than the entire exterior. While this is completely acceptable, breaking a project into phases increases cost due to multiple mobilization and trip charges. Painting the entire exterior at once is almost always more cost effective than completing the work in stages.
