Industrial Building Painting in Chandler, AZ

Scope of the Project

This project involved restoring the exterior of a multi-tenant industrial commercial building that had experienced significant weathering over time. The building’s exterior was heavily chalked and faded, requiring a full coat of primer before painting could begin to ensure proper adhesion and long-term durability.

In addition to repainting the exterior, the team completed extensive preparation on the property’s metal doors, which had sustained damage, discoloration, fading, and remnants from previously installed signage. Thorough metal surface preparation, repairs, and priming were completed before applying the finish coats, resulting in a refreshed and professional appearance across the property.

Challenges & Solutions

One of the primary challenges was coordinating work for an out-of-town property owner who traveled in for the pre-project walkthrough. To provide peace of mind throughout the project, the CertaPro Painters® team maintained consistent communication, providing updates and ensuring the client remained informed despite being offsite for most of the project.

The property’s multiple tenants also required careful scheduling and access coordination. Rather than placing that responsibility on the owner, the team worked directly with individual tenants to communicate the project schedule and coordinate access, minimizing disruptions to daily operations while keeping the two-week project on track. The crew also successfully navigated challenging access areas to complete the exterior restoration safely and efficiently.

Special Techniques

Because the exterior surfaces were extremely chalky, the project required a full primer coat before finish paint could be applied. This additional preparation created a stable surface for the new coatings and helped maximize the longevity of the finished project. Metal doors throughout the property also received extensive surface preparation, including cleaning, repairing damaged areas, and priming before painting. These preparation techniques ensured proper adhesion while restoring heavily weathered metal surfaces to a durable, like-new finish.
