Project

Rini Realty Company, in collaboration with The Bradley Company, sought to restore and repaint the deteriorating EIFS crown and rear CMU block wall of a commercial property. These high-visibility exterior surfaces had suffered wear over time and required both structural repair and cosmetic improvements. The goal was to complete the project efficiently without disrupting daily business operations for the tenants on-site.

Process

A site assessment was conducted on June 6, 2025, to evaluate the condition of the EIFS crown and block wall. Sherwin-Williams A-100 Exterior Acrylic Latex was selected for its durability, coverage, and attractive finish, making it ideal for revitalizing commercial exteriors. For priming the repaired EIFS areas, Sherwin-Williams Loxon Primer was used to ensure proper adhesion and protection.

The property managers coordinated scheduling with store managers to keep businesses informed. During setup, safety cones and barriers were used to section off specific parking areas for lift access while ensuring customer parking remained available.

Surface preparation involved extensive EIFS repair, power washing of all surfaces, caulking of joint cracks on the CMU wall, and masking off areas not being painted. Once surfaces were prepped and primed, two finish coats were applied to all target areas using a color-matched scheme.

A quality control walkthrough was completed before painting began, and a final “Pride Walk” was conducted at the end of the project with the CertaPro Painters of Northwest Indiana team and site supervisors to ensure everything met client expectations.

Challenges

  • Two primary challenges were addressed:
  • Customer Parking: Careful planning was required to ensure sections of the parking lot remained open and accessible. This allowed businesses to continue daily operations without disruption.
  • Weather Delays: Rainy days required schedule adjustments to maintain quality and safety.

Result

The project was completed on time and within budget. The repaired EIFS crown not only halted further damage but also restored the structural integrity of the building’s façade. The newly painted surfaces delivered a noticeable boost in curb appeal, drawing positive feedback from both property managers and business staff.
