Commercial Case Study
9400 Indianapolis Blvd., Highland, IN
Project
Ownership of 9400 Indianapolis Blvd. partnered with CertaPro Painters of NWI to complete an exterior refresh of its commercial property in Highland, Indiana. The existing exterior was heavily weathered from years of outdoor exposure, including peeling coatings, failing mortar, and failing caulk. The project gave us an opportunity to improve the property’s overall appearance while also addressing these structural issues before the new tenants could move in. The goal was to modernize the overall appearance while protecting it for the long-term.
Process
First, the exterior was thoroughly evaluated. Each area of peeling and failing coatings and caulking was noted and prepared for removal prior to any painting. Storefronts, fixtures, and surrounding areas were protected from paint drips and debris. The coating selection of Sherwin-Williams Loxon XP was selected with durability and long-term coating performance in mind.
Our team cleaned and prepared the painting surfaces to create a suitable foundation for the new coating system. The new finish coating was applied uniformly. We worked carefully to maintain a clean and organized workspace around the facility during production, communicating updates throughout the process.
Challenges
The two biggest challenges of this project were the degree of deterioration of the existing exterior and working around the entrances of the property. We paid special attention to being thorough in our assessment and surface preparation, making sure all structural issues and surface imperfections were addressed to ensure proper adhesion and a long-lasting finish. Parts of the commercial space were occupied during the project, so we worked carefully to avoid blocking access points.
Result
The newly painted exterior not only looks brand new, but also offers much stronger protection from the elements. Most importantly, the property owner was pleased with the transformation!
