Project

1st American Management Company sought a professional painting contractor to update multiple interior spaces at the Shorewood Forest community clubhouse. The project included repainting the upstairs clubhouse (walls, ceilings, and cabinetry), as well as the pool showers and restrooms, and the downstairs offices. The goal was to modernize and refresh the property without disrupting summer events, daily staff operations, or the upcoming pool season.

Process

A full site assessment was conducted on April 18, 2025, to evaluate the condition of all interior surfaces and coordinate logistics. Sherwin-Williams Cashmere was selected for its washable finish in high-traffic clubhouse and office areas. More durable coatings like Pro-Industrial Pre-Catalyzed Urethane and DTM were chosen for bathrooms, showers, and stalls to ensure long-term performance.

Work began with the protection of floors, furniture, and fixtures. The 1st American team had pre-cleared wall areas, which helped accelerate the process. Minor patching and wall repairs were made where needed.

Paint application included:

  • Two coats in the clubhouse, showers, restrooms, and changing rooms
  • Three coats in the downstairs offices and reception areas
  • Colors used included Sanctuary SW 9583, Ultra White SW 9500, Whisper SW 9591, Natural White SW 9542, Mortar SW 9584.

A quality control walkthrough was conducted with the CertaPro Painters of Northwest Indiana Project Manager and Job Site Supervisor before work commenced. A final walk-through was held upon completion with the entire project team and commercial sales consultant to ensure satisfaction.

Challenges

Scheduling was the most complex part of the project. The team worked around:

  • Scheduled clubhouse events
  • Daily office operations
  • Pool season opening dates

Weekend hours were added to prevent disruption to employees during normal business days. The pool, shower, and restroom areas were prioritized early in the schedule so they would be ready for pool guests. Coordination with the community manager and onsite maintenance team was essential for moving furniture and accessing specific areas on time.

Result

The project was completed on time and within budget, meeting all scheduling requirements set by the client. The pool showers, restrooms, and changing areas were ready ahead of the community’s pool opening, allowing guests full access without delay. The downstairs offices received a clean, modern refresh that brightened the workspace without disrupting daily operations. In the upstairs clubhouse, walls, ceilings, and cabinetry were repainted with a fresh color palette just in time for scheduled summer events, enhancing the overall look and feel of the space.
