Fix Peeling Latex Paint on Millwork (Applied Over Oil-Based Paint)

This guide explains why latex paint peels when applied over oil-based paint and provides the correct steps to repair and repaint millwork with a durable water-based urethane enamel.

Why Latex Paint Peels Off Old Oil Paint

Oil-based paints cure to a hard, slick finish. Latex (water-based) paints cannot properly adhere to this surface without deglossing and a bonding primer. As a result, the latex layer peels in sheets under stress from moisture, cleaning, or expansion/contraction.

Steps to Repair & Repaint

Protect surrounding surfaces and inspect the trim.

Scrape off all loose/peeling latex paint.

Feather-sand edges and degloss remaining oil paint (120–220 grit or liquid deglosser).

Clean thoroughly with a degreaser or TSP substitute and rinse.

Fill dings with wood filler and caulk gaps where needed.

Apply a high-adhesion bonding primer over prepared surfaces.

Lightly scuff-sand and remove dust after primer dries.

Apply 2 thin coats of water-based urethane enamel (satin or semi-gloss), allowing proper dry and cure times.
