The Pros & Cons of Painting Brick

Painting a brick home offers an affordable way to dramatically transform the exterior. Painting brick homes does have some considerations to keep in mind.

Benefits of painted brick:

  • Uniform and modern look that is sometimes not possible with natural (unpainted) brick.
  • Surfaces are easier to clean
  • Added layer of water resistance and protection

Considerations:

  • Increased maintenance – once painted – new coats of paint will be needed every 7-10 years
  • Permeant – once painted, it is very difficult and sometimes not possible to go back to a natural brick look
  • More frequent cleaning – painted brick may need to be power washed more frequently than natural brick exteriors

The Process for Painting Brick Homes

Prep – Cleaning and prep are arguably the most important step in the project. Using tools like power washers, wire brushes, and soap to remove dirt, grime, and efflorescence is critical to the paint adhering properly. Sometimes more aggressive cleaning agents are needed to remove years of build up on the brick. Once clean, its important to carefully inspect for cracks or damage to areas, these will need to be patched with prior to painting, this is also a good time to apply caulking on any gaps.

Paint – Painting brick usually requires more paint per square foot than other common exterior surfaces. The brick will act like a sponge and soak up paint. A layer of primer followed by at least 2 coats of paint is recomended. Our crew typically uses rollers for painted surfaces but it is not the only viable option.
