811 East Downtown Apartments Painting Project

CHALLENGES:
- Downtown Knoxville luxury apartment complex with four multi-story buildings.
- The complex centers around a large activity center with pool and work out center.
- Extremely steep terrain necessitating the usage of swing stage and special lifts.
CONDITIONS:
- Overall condition was good, as the property is relatively new opening in 2015
- Fading exterior paint due to low-quality paint being used in initial construction
- Major fading occurred in the third year, the color feature was no longer an attraction.
PROJECT INVOLVEMENT:
- Prep
- Buildings were pressure washed to remove loose surface dirt and debris
- Previously caulked gaps and cracks were revisited with new caulking
- Any loose or peeling paint was sanded and scraped to a firm base
- Paint
- Resilience paint was selected because of its color retention characteristics and durability
- Special Equipment
- Two 86′ aerial lifts
- Two 24′ swing stage scaffolding units
PROJECT TIMELINE
Duration: March 2, 2020 – April 2, 2020
Communication is key. The Project Manager, Isaac, was consistently providing me updates, checking in, walking the property, and providing feedback. The painters on property were respectful, thorough, and easy to work with.
