Paint and Your Commercial Building: When is it time to paint?

Knowing when it’s time to paint your commercial building is valuable to help you be more proactive in preserving your assets and managing the aesthetics of your space. Our Business and Commercial Services team at CertaPro Painters® of Dayton would like to share some tips you can use to help you recognize when it’s time to paint your property.
Consider how long it’s been since you painted
Considering how long it’s been since you painted your commercial building is a good place to start when determining if it’s time to paint. If you’re not sure when the last paint project was, you might go back to your company records to see when that type of project was budgeted for and executed last.
Typically, if you identify that it’s been more than 7-10 years since your last painting project, our team at CertaPro Painters of Dayton would recommend a repaint. This amount of time is usually a good gauge for when it’s time to invest in the physical well-being and visual aesthetic of your property again.
Examine for potential damages
Examining for potential damages outside or inside your building is also a helpful step you can take to recognize whether your building needs to be painted or if areas of repair are needed. Here are some examples of things our CertaPro Dayton team recommends you look for:
- Peeling. Especially on exterior surfaces, you can often find paint that is loose, chipping, missing, or peeling. The most common reasons for this include poor adhesion due to moisture, damage from external sources, or internal deterioration of the substrate.
- Efflorescence. Crusty salt deposits can come through the paint’s surface, usually developing from cracking in the structure itself or high moisture levels.
- Chalking. Chalky powder that sits on the paint’s surface, is typically influenced by the quality of paint applied and external weather factors. You can wipe your finger on a chalking surface and see it on your finger to test if this is your issue.
- Mildew. This will show up on painted surfaces as dark gray, brown, or green spots growing like a fungus, most likely developing from excessive moisture in areas that don’t get a lot of sunlight exposure.
Blistering. Visible bubbles under the previously applied paint, are influenced by the application of paint and weather or moisture conditions.
Because of the elements (rain, snow, hail, wind) we experience in the midwest sometimes an exterior of your building needs to be painted before that 7-10 year mark. Pay close attention and examine for possible damage to avoid costly repairs.
Check to see how the color looks
Sometimes colors can fade over time depending on the amount of direct sunlight your building gets regularly, which is why it’s important to check to see how the painted colors look on your building periodically. In Ohio, specifically, your building may experience these effects more in the spring, summer, and early fall months. With richer, non-faded colors on your commercial property, you can also ensure that your brand is being better represented to your customers.
