A High-Traffic Office Park
This project involved work on the back docking stations of two buildings in the Techne Center office park. This project was for two separate buildings in the Techne Center office parks in Milford, Ohio. Each of the buildings serves as offices on the front end and docking stations on the back. The buildings house many different businesses from a daycare center, car care facility, industrial parts, and multiple offices. Each of building has over 5 docking stations in the back of the buildings.
Before
The back of the buildings had multiple issues. The cider block exterior was failing in many areas with pieces missing and multiple spots where the concrete was crumbling off. In multiple areas, including the bottom of downspouts and under the docking stations, there was a buildup of mold, rust residue, dirt and grime that needed to be removed and cleaned. The overall color was a dirty white in most spots with peeling paint in other areas.
The project involved a lot of pressure washing and cleaning. Our carpentry division performed masonry repairs on many areas where the concrete was crumbling, falling apart, or missing. We then determined which of these areas needed a sealant, needed to be filled, patched, tuckpointed or a combination all actions. We then used multiple coats of primer and paint on the walls, downspouts, doors, dock garage doors, metal railings and steps and bollards. The metal surfaces required a different type of paint than the concrete areas.
Challenges
Many of the challenges of this job came with the masonry repair done by our carpentry division. The process started with using a sealant along many of the cracks of the corners of the buildings after removing the failing expansion joints. In a lot of areas, we had to remove the failing concrete and then fill, patch and/or tuckpoint where it was needed. Some areas only needed sealant where other areas needed to be only masonry patched and tuckpointed.
Another challenge was cleaning and removing all of the buildup of dirt, mold and grime so the areas could handle masonry repairs as well as the primer and paint.
After
The owners of the buildings were very satisfied with the final results – no more crumbling concrete, peeling paint, or dull doors.
