Description of Project: The beautiful home, located in Loveland, Ohio, had never been painted. The brick was the original light color, and the accents, siding, and trim were beige-colored yellow. The beige was fading, and one trim board had rotted and needed replacing.
Project Involvement: The project involved light carpentry work, prep, and exterior painting. We removed and replaced one of the fascia trim boards. Once carpentry work was complete, we started on the prep, which involved scraping and sanding any failed paint areas, caulking any failing areas that were previously caulked, and pressure washing everything to remove any mildew, dirt, and debris. The brick was washed with a specific solution to prep the area for better acceptance of the paint.
We then started the exterior painting. The gutters, downspouts, soffits, fascia, door frames, garage doors, front door, rear doors below deck, vent, shutters, siding, and previously painted flashing on the front of the home required two coats of a satin color. We applied a tinted bond primer to the windows and window frames, then applied one coat of a satin color. We applied two coats of loxon brick paint in a flat color.
Special Challenges: We removed and replaced a fascia board on the roof, this was done by our in-house carpentry division. Then we had to prep the brick with a special solution so it would properly accept the paint.
