A Full-Scale Renovation Project
For this project, we were hired to paint the interior of a large office building within an office park. The project also included removing popcorn ceiling and repairing drywall damage. The building contains about ten businesses around the outside with an atrium in the middle. The atrium has shrubbery and a flowing coy pond. There are lobbies on each floor and a leasing office on the first floor.
Improvements To Be Made
The paint in the atrium was a dull color. The lobbies, hallways, and restrooms had wallpaper/vinyl wall covering that needed to be removed. The second floor lobbies had a popcorn style ceiling that needed attention. There was drywall damage to a ceiling in one of the stairwells. The front of the leasing office was a different color than the back half and needed to be matched.
Getting to Work
This project involved many different facets that come with the painting process. Prior to painting, the surfaces were cleaned and pole sanded when needed. We also made repairs to nail holes, cracks, and any other cosmetic damage.
Once prep work was complete, we applied two coats of the new color (three where it was needed). We painted the entire atrium as well as the leasing office. We cleaned and painted all of the doors and door frames. The lobbies, hallways and bathrooms required wallpaper removal. We had to carefully remove the covering as to not damage the drywall. We also removed as much glue residue as possible.
The walls were then skim coated and sanded for a smooth finish. A primer was applied along with two finish coatings. The popcorn ceilings on the second floor hallways were skim coated and sanded down to a smooth finish, then primed and painted. The drywall damage in the stairwell needed light carpentry work to cut and replace the area.
Unique Challenges
The scale of this project meant that we ran into some unique challenges that we were able to solve with our expertise. Due to the size of the atrium, along with the shrubbery and flowing pond, we had to be mindful of where we put out equipment to reach certain areas. We had to use multiple types of equipment to reach all of the higher up areas in the atrium.
The popcorn ceiling removal is a unique and tedious process. The ceiling must be smooth to give a clean finish. The skim coating is a special technique used when removing wallpaper. It helps give a smooth finish and preps the wall so that it will accept the paint properly.
