Industrial Renovation in Blue Ash
Featured Commercial Project
A Multi-Purpose Venue
This building, located in Blue Ash, Ohio, is used by Baxter’s North America and serves as an industrial space for production, warehouse and offices. It also has multiple different shipping docks.
The exterior of the building was in need of some upkeep and a new paint job. The light blue paint color on the exterior of the building was faded. It also had multiple rust spots that needed to be tended to.
Our Process
For this project, we performed prep work, maintenance on rusting areas and exterior painting.
The prep work involved:
-Pressure washing and hand cleaning all surfaces to be painted
-Hand scraping any loose paint and carefully containing all paint chips and dispose of properly
-Wire brushing rusted areas
-Spot priming all bare or rusty surfaces with appropriate primer
-Patching holes in metal where signage had been removed using high quality Bondo
-Caulking all previously caulked open seams, cracks, voids, etc. with a high quality silicone, paintable caulk around surfaces being painted
The rusted areas needed to be prepped correctly by being wire brushed and then primed with appropriate primer. We also had to patch holes in the metal siding where old signage had been removed. patching screen were used where it was necessary.
On to Phase Two
After all the prep work was completed, we applied 2 coats of finish to these specified surfaces: metal siding, metal caps, painted masonry (in certain areas), man doors, OH doors, dock levelers, bollards, hydrants, safety red valves, black metal posts, light fixtures and previously painted railings, stairwells and roof access ladders.
Due to the high business traffic, we had to properly tape or cone off certain areas and use wet paint signs.
