5 Questions for a Commercial Painter

Hiring a painter for a commercial space is intimidating to say the least. Going into estimates with painters armed with expectations and questions will allow you to better set your business up for success. For the estimate, make sure you plan to spend time with the estimator and go over the wishes for the painting project. Here are 5 questions for a commercial painter you should consider.

1. Do You Have Insurance and Licensing?

If the answer to this is no or a shrug, move on. Commercial painters should all carry insurance and licensing in accordance with the local laws. These policies mean the painter has been vetted and is covered against any harm that may happen while on your property. There are two polciies a painter should provide to you:

  • Comprehensive Business Liability – This protects your property from damage by the contractor during the job
  • Workmen’s Compensation – This insurance protects the workers (and you from being liable) while they are working on your property

Without these policies in place the job could be dangerous and you could even receive fines.

2. Experience

Be sure to ask about the background of the painting crew that will be on site for your job. Have they completed projects like yours and of this scale before? How long as has the company been in business? Most estimators are happy to provide you with a list of references and a portfolio of work to set your mind at ease.

3. Materials

Paying a bit more up front for quality materials often means the project can last longer without needing repainting. Painting crews and companies will have higher tier paints they rely on because of good experience. You are not required to go with their choice, but it might serve you to lean into their experience. Some higher quality paints mean a longer lasting finish or less coatings, reducing the time on site of the crew.

4. Management and Communication

Work style is important for this project. You’ll want to feel comfortable with the way the painter you choose communicates and responds to you. Find out who you would be working with and how often you should expect updates. Ask what happens if the crew finds underlying damage. Are you notified? What is done to make decisions on repairs? Here are other topics to be sure you discuss.

  • The list of services that are agreed upon
  • A rough estimate of time for items like preparation and clean up
  • All changes to the project (including any additions or deletions)
  • An end-of-project walk-through to ensure customer satisfaction

5. Written Estimate and Sale

Look for a detailed written estimate from your initial meeting. This should include a proposal of cost, listing out separately the costs for labor and for supplies. Rental of tools may also be included for large projects requiring lifts, buckets or other items. You should also find an outline of the payment schedule. Never pay fully up front. Most professional companies will expect a deposit to secure supplies and crews. The remainder is usually due upon completion of the project.
