Common Areas at Lakewood by Towne Properties East

CertaPro Painters of Cincinnati was contracted to update the common areas of Lakewood Condos in Cincinnati, OH. Lakewood is a condo complex owned by Towne Properties- East. It is located off 275 in Sharonville. The condo community is made up of over 20 buildings with 8 condos in each.

Prepping the walls to be primed and painted was a tedious process. Skim coating and sanding is a very difficult and specialized skill.

We had to remove many fragile wall light fixtures.

Since this was an interior job, we had to be wary as to not interfere with the daily routine and coming and going of the residents. Also, being courteous of their space as the project was taking place.

To complete the project, we used ladders and scaffolding, in addition to special techniques including skim coating prior to painting.

Challenges

The interior has old, outdated wallpaper on the walls. The handrails and stair stingers had fading paint. There were marks and stains on the resident doors and main entryway door. The back hallway behind the stairs was dark and dingy.

We carefully removed the wallpaper. We used Zinnser Gardz sealer or RX 35 over glue and residue holding the wallpaper on. We did a skim coat and sanded wall for smooth finish.

After this prep work was done, the walls were then fully primed and then two coats of paint were applied.

The natural wood trim was scuff sanded, fully primed, and 2 coats applied to this area.

PROJECT INVOLVEMENT

  • Preparation – Careful removal of glue and wallpaper followed by primer.
  • Painting – Painted surrounding areas for a full refresh.

We installed plastic corner guards on corners facing main hallway. We installed stick on door stops to prevent front door handles from damaging the walls. Button plugs as needed. We returned after new carpet and tile was installed to do minor touch ups.
