This project was for a property management company that owned an area with several warehouses. The Port Union area we were contracted for included four warehouses used by multiple different businesses. It is located in Fairfield, OH.

The four warehouse buildings in the area were originally painted a dull white with fading gray and blue accents. The paint was chalky, peeling in certain areas and some areas of the stucco were failing. There were open seams to where the caulk had fallen apart. We prepped all areas, made the necessary repairs and panted all warehouses a new color while preserving the exterior.

The project started with prep work. We pressure washed all buildings and hand scraped certain areas with peeling paint. We caulked all previously caulked open seams, cracks and voids with a high quality silicone, paintable caulk around the surfaces being painted. We repaired damaged stucco. Once all prep was complete, we painted specified areas and some with multiple coats. Areas that were painted included: concrete walls, stucco awnings/bulkheads, man doors, OH doors, dock levelers, metal caps, gutters, downspouts, gas meter lines, safety yellow railings/guardrails, and all bollards, hydrants, and safety red valves.

There were multiple colors and products involved in the process, so we had to be precise in the job process. We covered different areas- landscape, sidewalks, asphalt, equipment, light fixtures and cameras. This was also a high traffic area between employees and semi truck drop off/pickups, so we had to utilize cones, caution tape, wet paint signs, and additional signage. We also had to work with the warehouse tenants on scheduling when certain areas would be painted.
