Stucco is a strong and resilient material, but is significantly vulnerable to moisture. Unfortunately, South Florida delivers moisture in quantities that put stucco to the test annually. The region’s rainfall delivers intense, wind-driven bursts during afternoon thunderstorms and tropical weather events. With the addition of hurricane season, storms drive rain horizontally against exterior surfaces with force and volume. Beyond rainfall, Palm Beach County’s persistent humidity keeps stucco surfaces damp for extended periods, the intense UV exposure degrades unprotected surfaces quicker, and salt air adds a corrosive element that accelerates surface deterioration.

The paint that coats your stucco exterior is the primary defense against all of these forces. When your coating is in good condition, it protects the stucco beneath it effectively.

Understanding Stucco Cracks: What’s Normal and What Isn’t

Cracking is the most common issue Palm Beach County homeowners encounter, coming in a wide range of severities that all require different responses:

Hairline cracks are the most common on stucco exteriors, largely a result of the materials expansion and contraction over time as well as the normal settling of the structure over time. Hairline cracks are often superficial, but they still require attention. Even the smallest hairline crack is an entry point for moisture, which can lead to stucco damage in the long-run.

Pattern cracking, sometimes called map cracking or alligator cracking, appears as a network of interconnected cracks across a broad surface. These cracks often indicate the stucco mix had issues during application, that the surface dried too quickly, or that there is substrate movement beneath the stucco.

Large structural cracks, or those wider than a hairline, those that follow a stair-step pattern along mortar joints, or cracks that appear to have displacement on either side, are more serious. They indicate that you may have foundation settlement, structural movement, or significant moisture intrusion.

No matter what cracks you may see on your home, it’s important to repair cracks before any painting begins. An even surface ensures that your home’s paint last longer.

Preparation and Product Selection: The Foundation of a Lasting Result

In South Florida’s climate, surface preparation and choosing the right products to apply to that surface matter. Prep and paint work together as a system, and getting both right is what separates an excellent paint job from a middling one.

Thorough cleaning is the essential first step. Stucco accumulates significant amounts of dirt, biological growth, salt residue, and environmental contamination that cannot remain under new paint. Pressure washing with appropriate technique, as to not damage the stucco, followed by treatment for any biological growth is our typical starting point. After cleaning, the surface needs to dry completely before any coatings are applied.

All cracks need to be addressed before the topcoat goes on. Any areas of the previous paint that are peeling, bubbling, or poorly adhered need to be removed. Finally, any areas where the stucco has deteriorated, spalled, or been damaged need to be patched and allowed to cure fully.

When it comes to painting products, breathability is a must. Stucco is a porous material, so moisture vapor needs to be able to pass through the wall system rather than be trapped behind the paint film. If moisture isn’t allowed to escape from the stucco, the finish can bubble, peel, and just generally deteriorate. We recommend using masonry-specific exterior paints that allow vapor transmission while maintaining surface protection. More specifically, elastomeric coatings are highly flexible, moving as stucco contracts and expands, and offer excellent water resistance.

For priming, a masonry primer geared towards the surface’s existing condition needs to be applied before the topcoat. Primer seals the alkaline surface, prevents the topcoat from being absorbed unevenly, and contributes to overall moisture resistance.

Protecting Your Stucco Long Term

A properly painted stucco exterior in Palm Beach County can last for years, but it does require ongoing attention to maintain its appearance.

Inspect your stucco at least once a year, especially after significant storm events. Look for new cracks, peeling or bubbling paint, and any signs of biological growth. Catching and addressing these issues early is far less expensive than allowing them to develop into larger problems. Make sure your gutters and downspouts are properly directing water away from the base of your stucco walls. If you notice any caulking peeling back on windows and doors, seal them to prevent moisture intrusion.
