Cottages of Woodstock Commercial Painting Project

The Cottages of Woodstock is an over 55 community with 168 individual houses. The HOA manages the maintenance of the outside of the homes and common areas. They plan to paint every 6-7 years but got behind schedule. The condition of the homes ranged from excellent to in need of repair. In most cases repairs were minor but there were a couple that involved replacing siding.

After painting 31 houses and the clubhouse in 2019, CertaPro Painters® of Alpharetta was contracted in May of 2020 to paint 46 houses and then returned through 2023 to paint the remaining homes. This was planned out with our Critical Time Path to ensure the board prepared the budget accordingly for the following years project.

We itemized and performed all the needed repairs. Each house was pressure-washed and allowed to dry, and then painted in the original color. If the colors were not on record, we worked with HOA to determine the correct, original colors.

From start to finish, the project took our commercial painting team 6 weeks to complete year after year. The biggest challenge was coordinating with the homeowners’ schedules, especially during the Coronavirus pandemic. We worked outside, keeping social distance. The most important thing was minimal disruption to the homeowners. We moved and replaced outdoor furniture and decorations, as well as painted many of the porch light housings.

At the conclusion of the project, we prepared a paint-table for each house for the HOA. We stored all leftover paint and will occasionally touch up scrapes and nicks caused by the homeowners.
