Problem To Be Solved:

ROCK Commercial Real Estate is an industry leader in commercial real estate that focuses on Brokerage Advisory, Property Management, Lease Administration, and Consulting throughout South Central Pennsylvania and Northern Maryland.

ROCK Commercial Real Estate came to us in May 2021 to paint the exterior of their building. Prior to the project, the commercial/industrial building which consists of 21,720 square feet of light-colored split brick white and 21,021 square feet of previously painted CMU block, was in need of pressure wash and a fresh coat of paint. The split brick was dirty with black spots and the CMU Block was peeling with sporadic bare spots throughout the substrate. The man doors, bollards and metal railings were rusted and the paint was faded and peeling. The height of the building posed a large challenge that we had to overcome.

Problem Solver Solution:

The building was first pressure washed to remove debris, peeling paint, dark spots, and to prepare block surfaces for coating. It took the crew several days to remove all black spots from the split brick. After pressure washing the CMU block, there were still areas of peeling paint and more exposed bare areas.  These peeling areas were scraped to a sound substrate, bare areas were primed using an elastomeric masonry primer, then all CMU block was top coated with two coats of an exterior acrylic latex coating by Sherwin Williams. The man doors, bollards and metal railings were scraped, sanded, and primed as necessary with a metal primer, then top coated with two coats of SW Pro Industrial Urethane Alkyd Enamel. To reach the top of the building, we used a 60-foot lift and ladder.

Final Result:

The project took one week to complete The customer was happy with the end result. They really liked the red doors and the split brick was clean and did not need to be coated.
