Painting Brick Exteriors in Woodbridge: What You Need to Know Before You Start

Posted on May 13, 2026

Brick is one of the most enduring and beloved exterior materials in Northern Virginia. Drive through any established neighborhood in Woodbridge or surrounding Prince William County, and you’ll find it on everything from classic colonials and split-levels to newer developments. Brick is tough and low-maintenance compared to other exterior materials while carrying a timeless curb appeal.

When the brick has darkened with age, the style of a home feels dated, or when a cohesive, updated look calls for something different, you may want a refresh. Increasingly, brick painting is the answer many Woodbridge homeowners are turning to. A well-executed brick painting project can stun, transforming the look and feel of your entire home.

At CertaPro Painters® of Woodbridge, VA, we work with homeowners on brick painting projects throughout the area regularly, and we know what separates a result that looks beautiful and lasts for years from one that creates more problems than it solves. Here is what you need to know before you start.

Painting Brick Is a Permanent Decision

Once you paint brick, reversing that decision is very difficult, expensive, and in many cases, not possible without damaging the brick itself. Paint penetrates deeply into the porous surface of brick and mortar. Removing that paint often requires aggressive sandblasting or chemical stripping, which can compromise the integrity of the masonry. This doesn’t mean that painting is the wrong choice, but that it deserves careful deliberation.

Take time to look at painted brick homes throughout your neighborhood and its surrounding area. Talk to a professional about what the finished result will realistically look like on your home. The homeowners that are most satisfied with their painted brick exterior are the ones who thought it through.

Assess Your Brick’s Condition Before Anything Else

Your brick’s starting condition is integral to its painting. Before a topcoat touches your home, your brick needs to be evaluated for several issues.

Efflorescence is a white, chalky mineral deposit that appears on brick surfaces when water moves through the masonry, leaving soluble salts on the surface. It’s relatively common on brick homes in Northern Virginia, but needs to be fully removed before painting. Failure to do so will cause adhesion failures and accelerated peeling.

Mortar condition is equally critical. Cracking, crumbling, or missing mortar joints are direct entry points for water, which can cause serious problems. Water infiltration behind a painted surface traps water inside the wall system, leading to bubbling, peeling, and deterioration of the paint and masonry beneath it.

Active moisture problems need to be identified and full resolved before painting. Brick that is taking on water from drainage issues, failed flashing, poor grading around the foundation, or other sources will never hold paint properly.

Cleaning Is a Non-Negotiable First Step

Brick is a porous, textured surface, so it naturally accumulates dirt, grime, pollution, biological growth, and other environmental residue over the years. None of that contamination can be under your paint. To properly prepare brick for painting, cleaning with a combination of pressure washing and treatment from cleaning solutions for biological growth is mandatory. The surface needs to not just be visually clean, but genuinely free of contaminants that can interfere with paint adhesion.

Primer Is the Most Critical Step in the Process

Primer is the one element of brick painting that separates a lasting result from a premature failure. That being said, it’s important to properly apply the correct masonry primer to prepare brick for painting.

Brick is an alkaline, highly porous material, so applying a topcoat directly over it without the right primer is one of the surest ways to guarantee your paint peels within a year or two. A quality, masonry-specific primer penetrates the surface of the brick, seals it, neutralizes alkalinity, and creates a bond that the paint film depends on to adhere. Virginia’s freezing winters, humid summers, rainfall, and freeze-thaw cycle test that bond relentlessly.
