Commercial Painting Case Study for a Commercial Warehouse in Tacoma

The project was a 22,000 sq. ft. warehouse space owned by a property investment group. The building was repainted by CertaPro Painters of Tacoma to renovate and add value to the property. Located in Tacoma adjacent to the Port of Tacoma.

CHALLENGES:

​We had to work and coordinate with several different parties including commercial roofers, property management group, on-site supervisors, and PPG paint reps. This project required the use of a lift, one side of the building was inaccessible with a lift due to tight proximity to a fence and overgrown vegetation. We were able to complete this project efficiently and in a very narrow window to provide seamless handoff with the other contractors working on the building.

CONDITIONS:

The condition of the warehouse when we arrived was very poor. Most of the building was covered in advanced rust spots and the entire front of the building was peeling due to poor previous paint job. The windows on the project had both rotting wood and completely failing window glazing.  If the building had left for any longer the entire building would have to have been resided resulting in approx. triple our proposed cost.

To begin the prep phase, we pressure washed all areas to be painted to remove all loose dirt, grime, and mildew. The crew then iron brushed all rust areas to remove failing metal and create a long-lasting substrate and hand-scraped all the peeling paint on the front of the building. All failing window glazing was removed, cleaned, and re-sealed with new glazing. Any seams throughout the building were caulked with high-quality elastomeric sealant to prevent further water damage.
The paint system used was a high-quality PPG PITT TECH primer and PPG PITT TECH DTM Industrial Enamel topcoat applied using airless sprayers. One coat of primer and 2 coats of were applied to seal all metal siding and inhibit rust. We also painted all windows, doors, handrails, overhangs, and safety bollards.
