Imperfections
Small imperfections in your home exterior will be among the first things you’ll spot. While they might seem insignificant, when left unchecked they can result in costly repairs. Check for any bubbles, cracks or flakes in your paint. Also, be on the lookout for mold or rot, as there could be drainage issues if these are present. If water gets into your paint, it will compromise the protection of your home.
Faded Paint
If you have faded paint, chances are your house isn’t looking so nice. Even worse however is that this can be an indicator of damage under the paint, especially if the fading is uneven. This is something you should have a professional take a look at. An even fading paint suggests that your paint job is simply reaching the end of its life cycle and needs to be replaced.
Hardened Caulk Around Windows
Hardened caulk around your windows can lead to cracked caulk and thus render it useless in that area. Cracked caulk will allow moisture and air to move freely through the previously stopped up area. This is a direct threat to your walls,and the caulk should be replaced quickly to avoid damage.
Curb Appeal
If it’s time to sell your home, an exterior painting could be a good way to get a higher asking price. Increased curb appeal makes your home stand out to potential buyers. Talk to your realtor and get an estimate to see if the cost of the job is outweighed by the appraisal.
When did you last paint?
Exterior painting is a big job, and if it was done somewhat recently, you’ll remember the details. Chances are if the dates escape you, it’s probably time to do it again. Exterior paint will only protect against the elements for as long as it’s cared for. Here is how often homes need painted, by exterior.
Wood siding – 5-7 years, or sooner if it is stained.
Aluminum siding – 5 years.
Stucco homes – every 5-6 years.
Homes with newer materials, like cement fiberboard siding – 10+ years.
Brick – occasional cleaning, if it’s not painted. Painted brick – 15 years.
