The CertaPro Painters of Roanoke, VA team began this project in December of 2021 shortly after the storage units were purchased by a new owner. The location consisted of 3 warehouses of storage units, with a total of 88 units. We painted the entire exterior of each building, as well as all 88 bay doors. Due to the uncertainty of the weather, this project was delayed several times, which meant that we were not able to finish the project until January 2022. However, the new owner of the self-storage units was very flexible, patient, and understanding of the circumstances.

At the start of the project, the paint on the surface showed clear signs of failure – with significant fading in some areas and a total lack of adhesion in others, exposing the bare metal surface underneath. The project scope involved sanding down rusted areas, prep work which included spot priming using Kem Kromik Primer, and a paint choice of Sher-cryl 1-2-3 for the topcoat.

Our team overcame special challenges with the project combating the below average temperatures and severe snowstorms that occurred during the project’s timeframe. We were able to make things work by purchasing a propane heater to warm the metal surfaces, as these surfaces typically run 10 degrees colder than the actual temperature. Heating these metal surfaces allowed us to be able to paint without risk of paint failure.
