Residential Painting in Aurora
The home’s interior oak hardwood floors, staircases, and trim throughout were stained in “golden oak” color. Our customer was looking for a “contrasting” look to separate the trim from the floor color and bring the interior space into a more modern and dynamic look. Part of the project, in addition to replacing the baseboards from 3″ inch oak with shoe bases to 4 1/4 colonial baseboards, included staircase staining and painting. The staircase was carpeted and was stained only “golden oak” stain on the risers, treads, spindles, and handrails.
CHALLENGES:
When replacing the first-floor baseboards, it was necessary to coordinate the replacement with the carpenter and the painters. After removing the old baseboards, we disposed of the material that same day, and the following day, the painters painted and nail finished the new baseboards. Ony any carpentry project, we strive to remove debris and material same day, and no longer than 24hrs. Also, as part of our Covid-19 protocols, rooms were contained using plastic at the room entrances and workers were masked while in the home.
CONDITIONS:
The existing 152×18 foot wall was yellow, necessitating priming with a quality primer, tinted to 80% of the top coat color. Also an existing TV opening required framing and drywalling prior to painting.
PROJECT INVOLVEMENT:
Before staining and painting, it was necessary to remove the top “clear” layer of polyurethane by sanding. In order to keep sand dust to a minimum, we utilized a Festool HEPA sander. After filling floor imperfections, we resanded and remove fine dust particles with a tack cloth before applying paint/stain. We used Benjamin-Moore Advance paint and stained using Old Masters wiping stain.
