Case Study Client: Apartment Owner's Association commercial offices
The Commercial painting project:
The Apartment Owner’s Association’s commercial offices in Van Nuys is a 3 story commercial building with about 25,000 sq. ft of exterior wall space. The stucco surface had obvious cracks, was marred by graffiti, had peeling paint on its metal flashing, and oddly showed its internal framing under the stucco board giving the building a kind of “see through” look.
Before preparation and painting:
Here you can see not only the streaking and shading effect caused by the original poor paint job but the bands of flashing that could service as real architectural detail are all faded out creating a really distressed finished.
During the transformation:
After patching the stucco cracks and power washing, the painting tasks were split between the stucco surfaces and the flashing, railings, and other metal work on the building. A mixture of ladders and a 40 foot scissor lift were used to reach everywhere on the building.
After the project was completed:
With the painting completed, the building looks as it was intended, with consistent color on the stucco and bold architectural detail lines provided by the flashing and railings.
