Multi-Story Commercial Property Exterior in Downtown San Diego
In May of 2023, CertaPro Painters was contacted to assist in a full exterior restoration of this iconic property in downtown San Diego. This building is an architecturally unique 4 story brick building with wrought iron details. Located across the street from the San Diego Central Courthouse and Superior Court of California, it’s within walking distance to the nearby Amtrak & Trolley Station/Stops. If you walk the streets of Downtown San Diego often, you may recognize this building due to its close proximity to the San Diego Convention Center. Situated in the Hub of San Diego’s Business District, adjacent to Little Italy/Gaslamp in the heart of West Side Downtown, this exterior needed some real work! PROJECT CHALLENGES:
This project took a lot of planning. We had to get permits from North County Traffic Control and San Diego Metropolitan Transit System. As part of that process, C Street was closed and power was shut down in order to work. We only had 2 hours a day to work with the power off since the trolley would start running at 5am. Naturally, if the power was on, our machinery and painters would be in danger due to the electrical lines adjacent with the upper floors. Having to work before 5am made this project unattractive to most other painters, but here at CertaPro, we specialize in projects that require versatility like this one.
This project also required a lot of communication. We needed a flag person to direct traffic. We had to schedule days/times with tenants to unlock their windows on floors 2 & 3 so we could open them and patch/repair rotted wood on the window details. We needed to coordinate with the tenants on the 4th floor to have access to their offices so we could paint the doors and railings. And of course, the property manager had to be kept in the loop on all the details.
Lastly, this project required a ton of preprations. We used a boom lift to reach floors 2-4. And while working on the exterior, all windows and other non-painted surfaces had to be taped off and covered. This added to the time of the project, but also ensured there were no hiccups along the way.
CONDITIONS:
Rotted Wood – The window frames/trims around the property suffered from severe wood rot.
Exposed Metal – Without a protective exterior, metal can quickly rust and become damaged.
Aged Paintjob – After years without a fresh coat, chipping and peeling became problematic.
PROJECT INVOLVEMENT
1) Preparations:
Once our free estimate process concluded and the client decided to move forward, preparations began! A 60′ boom lift and headlamps were required for night work on the 2nd and 4th floors. Assembling a team of our most experienced painters was essential to getting the job done right. The entire project took two months to complete, so the owner of CertaPro Painters, Dan Hutchins, was deeply involved in every step of the process..
2) Exterior Maintenance:
CertaPro Painters caulked all the gaps between the windows and surrounding bricks on floors 2-4 with highly flexible & professional grade caulking. We also filled nail holes in the ground level doors and performed over miscellaneous actions like power washing potential dirt and grime that could hamper paint adhesion down the road.
3) Paint Scraping/Removal:
All painted exterior surfaces required a full scrape to remove any trace of loose and/or peeling paint. This step was essential to supply a firm base for the primer and paint to come.
4) Scuff Sanding:
The doors, door frames, windows, and metal were all scuff sanded to promote paint adhesion and improve the appearance of the finish coat. Remember, this is a 4-story property, and each process took an extended amount of time due to the location of the building.
5) Exterior Painting:
After caulking, removing old paint, and scuff sanding the area; CertaPro Painters of North San Diego repainted all exterior surfaces including wood and metal. Areas of exposed metal and rotted wood were also dealt with as we circled the property. Only after the painting was finished did we approach the property manager for their final approval.
