Sheltered Cove Condominiums
Commercial Painting by CertaPro Painters of Mystic-Glastonbury
Sheltered Cove Condominiums in Old Saybrook, CT
We painted the exterior of Sheltered Cove Condominiums in its entirety. It is a 45-unit condominium complex located off Dudley Avenue in Old Saybrook, CT. We stained/painted 8 condominium buildings containing the 45 units, 10 multi-bay garages, the clubhouse, fences, light posts, garbage corral fences, picket fences, and mailbox houses. There were approximately 70,000 feet of siding to be stained on all the buildings.
Sheltered Cove was last painted in 2016 and was in a state of disrepair with peeling paint everywhere. Certain sections were dirty with mildew and algae. Caulk was also failing and falling out of all corners. The stain from the last painter was not only peeling but it was fading. There were numerous rotting sections of clapboards on all buildings.
CertaPro Painters of Mystic-Glastonbury power washed the buildings to remove all dirt & mildew. We also removed all old caulking and re-caulked all the buildings. We removed and replaced 5,000 square feet of clapboard siding. We scraped all peeling paint, sanded the edges as smooth as we could get them, and spot primed. All surfaces received two coats.
BEFORE PHOTOS
Before the project began, CertaPro’s team took pictures of the areas that required attention for planning and to provide a contrast with the outcome of their finished work.
DURING
- We needed to paint all of the vinyl-sided chimney chases which involved the painters going onto the roofs to gain access
- We removed and replaced 5,000 square feet of clapboard siding
- We removed all old caulking around windows, door frames, and corner boards and re-caulked the resulting gaps
- We sanded all edges between old paint and new paint to lessen all rough edges
- We provided a 4-year warranty on this project
THE FINAL RESULT
Working with and around 45 unit owners was a challenge that we accepted. Things went well as all questions or issues were addressed immediately. Our Crew Leader ran a crew of 8-10 painters and the carpentry crew met all expectations. We worked with an on-site liaison within the condominium community and kept open lines of communication.
