Vail Mansion Drywall Repair
In this case study, we recap a commercial painting project that took place in December 2021. The Vail Mansion was designed to serve as a residence and museum for Theodore Vail, the President of the American Telephone and Telegraph Co. We detail the steps from this interior painting project.
Describe the condition of the facility/surfaces at the time work began.
The Vail Mansion is a luxury 36-unit condominium complex that also contains a 5 Star restaurant named Jockey Hollow. The building, a historical landmark was converted from office space to luxury units in the early 2000s. The building was in excellent condition with the exception of several stress cracks on the ceilings of each hallway of the building. The stress cracks were likely caused by the expansion and contraction of the ceiling drywall.
What did the project involve?
The project involved installing 90, three-foot sections of drywall expansion joints. The process of installing the joints included extracting a uniform section of drywall surrounding each stress crack; installing the proper amount of expansion joint; spackling the edges of each joint; sanding; priming and painting the entire hallway ceilings. We worked on three floors in the building.
How long did the project take, from start to finish?
The project took place in mid-December 2021 and took seven workdays to complete.
Were there any special challenges involved?
The project took four painters a total of seven workdays to complete the project. The painters worked from 7:30am to 5:00pm each day.
Did the project require any special equipment or techniques?
Installing expansion joints and master carpentry skills.
