Green Circle Drive Condominiums
In July of 2023, CertaPro Painters® of Minnetonka, MN was enlisted to restore a handful of balconies that exhibited peeling stain and rusted railings at Green Circle Drive Condominiums.
Prep Work
The previous coating on the wood sections around the balconies and privacy walls were severely peeling. The metal deck railings were visibly rusted in several areas. Before we could apply paint to either of these surfaces, we had to take some preliminary action. We washed and scraped away the peeling stain, spot-primed bare wood sections, and lightly sanded the metal railing system in preparation for the painting phase of the project. To minimize disruption for the residents, we elected to access all work areas via ladders and ariel lift from the outside of the building.
Challenges
Residents should not be expected to rearrange their schedules for commercial painting projects. With this sentiment in mind, a great deal of coordination was necessary between our client and their tenants to minimize disruptions. We posted signs inside the building one week before the project’s start date, allowing ample time for residents to remove their personal items from the decks. Our team also provided them with a detailed plan of the project to establish a healthy expectation of when the job would be completed.
During the bid phase of the project, we recommended that the HOA Board consider changing their coating system from solid stain to paint. This would allow us to increase the sheen on the coating from flat to satin. In our experience, a higher sheen leads to longer paint life and a surface that is easier to clean. It also meant we could apply a bonding primer to any bare wood which would help prevent peeling paint in the future.

Only six days later, the fruits of our labor were fully realized. No longer would residents be greeted by unsightly peeling stains and rusted rails when opting to relax on their respective patios after a long day. Through expert coordination, strategic project planning, and the utmost courtesy we made good on our commitment to a job well done and our client’s promise of quality upkeep to their tenants.
