CertaPro Painters of Minnetonka, MN were contracted to give a fresh coat of paint to the worn exterior of this residential facility in suburban Minnetonka, which comprised of three 4-story buildings that each took two weeks to fully prep and paint.

Prep Work

The building had accumulated a considerable amount of dirt and mold, necessitating that our team give it a very thorough pressure wash before laying down any paint. Being a residential building, many surfaces needed protection from overspray, including hundreds of windows, deck railings, and portions of bare brick. On top of that, the team even had to contend with holes in the stucco surfaces that woodpeckers had done a number on, all of which needed to be filled.

Challenges

With working heights of over 40 feet, it was absolutely critical that time and care were taken to train and prepare the team to safely undertake the job. To ensure the residents of the building weren’t disrupted by our presence, great care was taken to safely move equipment around, protect the cars in the parking lot from paint overspray, minimize noise and get the job done as quickly as possible.

The largest challenge with the project, however, was taking on the terrain of the complex. One building was neighbored by a large pond at the bottom of a very steep slope. This necessitated the use of a special lift with a very narrow design and outriggers to provide stabilization. Having access to this tool allowed us to access the entire job site safely with minimal impact to the landscaping of the complex.

The Finished Product

When the work was finally done, gone were the areas of faded paint and mossy green growth that were spread throughout the exterior of the Bay Hills Condominiums, and in their place was a fresh new coat of gorgeous, subtle paint that will attract potential tenants and protect from the elements for years to come. On top of that, the job was accomplished with minimal effect on the natural and installed landscapes surrounding the buildings. The owners and residents alike were thrilled to see the final results, and even more thrilled that it was accomplished with a minimal impact on their daily lives or property.
