Describe the condition of the walls/surfaces at the time work began.

This beautiful home has some significant challenges with water intrusion. The windows leaked during thunderstorms and the stucco walls had a large number of cracks that would lead to mold and damage to the structure.

What did the project involve?

The project involved replacing rotten soffit and fascia on the front of the home. We also sealed the windows and cracks in the stucco walls. Lastly, we updated the home by applying a masonry coating (Loxon XP) to the stucco and Duration by Sherwin-Williams to the wood trim.

Were there any special challenges involved?

We consulted with our Sherwin-Williams representative to ensure we had the best possible product solutions. They recommended sealing the windows with White Lightening Optima Hybrid Sealant. They further recommended sealing the cracks in the stucco with an elastomeric patch and seal product by Loxon. Lastly, we applied a very thick coat of Loxon XP masonry waterproof coating to the stucco walls.

Did the project require any special equipment or techniques?

In order to seal the cracks in the stucco, we worked the elastomeric patch product into the cracks using a stiff bristle brush. We caulked all the windows before applying the waterproof coating to the stucco. This ensures an extra layer of protection against water intrusion and will also protect the caulk from the elements.

How long did the project take, from start to finish?

Four days.
