At the outset of the project, the home’s deck was in a state of disrepair, showing signs of significant wear and tear, including wood rot and structural instability, likely due to its age of 10-12+ years without proper maintenance.

The project primarily entailed a comprehensive deck rebuild, focusing on carpentry work. However, the challenge arose from the client’s desire to salvage parts of the deck, necessitating a careful demolition process and extended reconstruction timeline.

Complicating matters further were poorly designed stairs and unforeseen issues such as termite damage and a sagging chimney, which required additional remedial action. Despite encountering obstacles, the team successfully executed the project, customizing elements like handrails for improved functionality and ensuring structural integrity by replacing more joists and posts than initially anticipated.

CHALLENGES:

The customer didn’t want to replace the entire deck, just material that was rotten and not safe. Due to trying to salvage material, the demolition process and reconstruction process took longer than anticipated.

The stairs were poorly designed when the deck was originally constructed. Due to not replacing everything we had to build the deck platform out to achieve a step that was more than 5”.

While removing the joist on the main portion of the deck, we discovered the home had previous termite damage and the chimney was starting to sag. We were able to remove and install new material that was damaged by the termites. Under the chimney, we replaced the rotten material and installed new supports to the bottom.

The hand rails for the stairs had to be customized to be more ergonomic due to the existing structure of the deck not completely being replaced.

We had to replace more joist and structural post than originally quoted due to them being inaccessible during estimating process.

CONDITIONS:

The deck was tired. It had been several years since it last was covered with a coat of solid stain or paint. The material was nearing 10-12+ years old and was in desperate need of repairs. There was substantial wood rot at the structural points of the deck.
