Evaluate Experience
Evaluating the experience each bidding contractor has can help you better understand their knowledge of your industry and their skill sets. This can be especially critical if your project has a niche scope or includes the need for a specialty type of repair, like carpentry. While looking at the experience each bid offers, you may reference your scope to help you align their expertise to your property’s needs.
Check Credentials
Although checking the credentials of each bidding contractor may seem unnecessary, it’s important to ensure you know you have selected a partner who is insured and licensed in your area. If this isn’t something noted in the bid, you can always ask them about this directly with any other follow-up questions you might have.
Product Specification

The quality of paint that is applied to your property will impact the color retention, durability of the coating, and length of time before you need to repaint once again. There are important factors to understand as you evaluate your painting bids.

Reading reviews from each bidding contractor’s previous customers can be beneficial to provide you with some insights into what you can expect if you choose to work with them. Typically, you can find these reviews online or on their website. Reviews dating back ten or more years are very important. A company that only has recent reviews was likely recently started. This could mean they do not have clients who have been able to test the quality of their product over a long period of time.
You can also ask them directly about their net promoter score (NPS) if you’d like to know more about their customer satisfaction.
Review Warranty
Most likely, each bidding contractor’s warranty won’t be the same, which is why it’s important to review them. Specifically, you might look for things like:
- How long does the coverage last
- What’s actually covered
- Are both labor and materials are included
It’s also essential to ensure that each bid includes a written warranty. Otherwise, if you need to use the warranty, later on, it may not help you because there’s nothing in writing.
Consider Cost
Considering costs can also be important when comparing commercial painting bids, especially if your multi-family property needs to stay on budget with your project. Not all of your bids will be priced the same, but it’s critical to examine why they aren’t. For example, one bid could be priced lower than the others because they aren’t able to complete all the repairs your property needs. Taking the time to consider things like that is important to better understand why your bids are priced the way they are.
