Urban Multi-family Property On Mass Ave.

333 Mass Ave., also known as “Three Mass”, in downtown Indianapolis was seeking painting and repair professionals to help address updates and refresh their living community. This included things like making repairs to areas where there were signs of EIFS failure, rusty railings, sealant cracks, and faded coatings. Their main purpose was to have a trusted partner help them keep their multi-family property well-maintained. The project posed some unique challenges, including the need for city permits and special equipment to accommodate its high-rise design.

CHALLENGES:

The main challenge our team faced while completing this project was working in an urban area of downtown Indianapolis. This required us to work with the city of Indianapolis to obtain the proper permits to complete the project with the necessary equipment all while minimizing disruptions to homeowners and business owners in shared spaces.

Throughout the duration of the project, our team also needed to use specialized equipment because of the high-rise design. This included lifts and scaffolding via a swing stage suspended from the top of the building. We also had to be careful of potential overspray while working on the building because of the windy working conditions.

CONDITIONS:

  • The project took place right at the intersection of Mass Ave. and New York St. which is a very busy area of downtown Indianapolis.
  • This project had to be done by the book and required lots of attention to detail.

PROJECT INVOLVEMENT:

  • Plan: Working with the Three Mass property management team and board to understand their unique needs and how we could best complete their project without disrupting their residents, as well as working with the city of Indianapolis to get permits and making sure we had all the necessary equipment needed.
  • Repair: Addressing existing rust on railings and sealant cracks, as well as implementing EIFS repairs where necessary.
  • Paint: Applying new coatings to help properly seal the building and give it a refreshed look. Specifically, our team applied PPG: Permacrete High Build on the EIFS and PPG: Pitt-Tech Plus Semi-Gloss on the Railings and Lintels.

PROJECT TIMELINE

The customer signed on in the Fall of 2021 to get this project started on the first of Spring in 2022. The project took 8 weeks to complete.

BENEFITS

The attention to detail our team brought allowed for a successful project that gave the urban multi-family community an updated and refreshed look. The repairs and coatings we implemented made 333 Mass Ave. proud to see their space brought back to life. Our entire team was thrilled to see how happy they were with the outcome.
