Project Description
The screened-in porch of the home was showing significant signs of wear and tear. The customer had noticed wood rot in several areas, necessitating a thorough renovation to restore the porch’s structural integrity and appearance. The project’s scope included:
Carpentry Work:
Installation of two new 4×4 structural posts
Replacement of several 2×4 studs
Addition of new siding and new PVC trim on the exterior of the porch
Painting Work:
Repainting the entire porch to match the home’s exterior and protect the new woodwork
Challenges and Solutions
Wood Rot
As the project commenced, our team discovered more extensive wood rot than initially anticipated. We had informed the customer beforehand about the possibility of uncovering additional damage, and they were prepared for the necessary repairs.
Moisture Absorption
The customer suspected that moisture was being absorbed through the brick from the irrigation system, contributing to the wood rot. To mitigate future damage, we installed 1/2” foam board insulation and sealed the edges with spray foam.
Structural Support
Replacing the load-bearing 4x4s safely required constructing temporary supports at each corner. This ensured the porch’s structural integrity was maintained throughout the renovation.
Water Drainage
The original construction did not include horizontal boards with a slope, causing water retention and contributing to the wood rot. We corrected this by installing the new PVC material with a slight slope, ensuring proper water drainage.
Project Outcome
The renovation transformed the porch into a safe, durable, and visually appealing space. The new structural posts, studs, siding, screen, and PVC trim significantly enhanced the porch’s functionality and appearance. The customer was delighted with the result, particularly the preventive measures taken to avoid future moisture damage.
