Commercial Case Study
Lead Renovation Project in Springfield, PA
The Project Scope:
Initially, CertaPro Painters of Greater Media was selected to paint the exterior trim, woodwork, and garage. The condition of the exterior was not optimal since it had been decades since it was last painted. CertaPro tested to determine if the project involved lead paint. The test indicated that it was lead so the 8-step Lead Safe Practices process, detailed below, was utilized to safely and successfully renovate the lead base paint while upgrading the appearance of the home.
Step 1 – Determine if the job involves Lead Base paint
Step 2 – Set it up Safely
Step 3 – Protect Yourself
Step 4 – Control Spread of Dust
Step 5 – Leave the Work area clean
Step 6 – Control the Waste
Step 7 – Cleaning Verification or Clearance testing
Step 2 – Set it up Safely
Heavy plastic sheeting is used to cover the work area and catch debris, 10’ from walls. Windows and doors of the home remained closed throughout the prep process. Access for non-workers was restricted.
Step 3 – Protect Yourself
Crew members conducted all prep in Tyvek Full Cover Suits, Spray Goggles, 3M 8511 Respirators, Shoe Covers, Nitril Gloves
Step 4 – Control Spread of Dust
Hand scraping only using 5 in 1 tool was done to remove loose paint. Proper lead encapsulation paint was utilized, i.e. INSL-X Lead Block from Benjamin Moore. Disposable plastic drop cloths utilized, put in 5 mil contractor trash bags, sealed with duct tape for disposal.
Step 5 – Leave the Work area clean
The goal was to leave the work area completely free of dust, debris, and residue. Wet/dry vac with HEPA filter used for the entire job site. Any paint chips, including many chips already on before the job start, was removed. All trash is put in heavy-duty plastic bags that are sealed.
Step 6 – Control the Waste
All waste is bagged and sealed before removal from the work area. Plastic was folded in for disposal. Waste bags and suits were vacuumed prior to removal.
Step 7 – Cleaning Verification or Clearance testing
A walk-through of the area was done to verify all chips were vacuumed and the area was clean. Alberta was present for the second lead test on the front trim and garage (pics shown). 3M Lead Check swab, shown after testing, had no indication of red color.
