HOA Community Painting Project in Fort Collins, CO
CertaPro Painters® of Fort Collins frequently partners with HOA management companies for large, multi-year projects, and this year, our painters were called out to a large HOA community to complete exterior painting and multiple light carpentry services. Phase one & two of this HOA project included a total of 22 multi-family units each containing approximately eight units with detached garages, as well as a community club house and community sign. You can learn more details about this HOA painting service below.
About the Project:
Condition of Facility:
This project was long overdue and required extensive carpentry including repair of patio ceilings, trim and siding behind malfunctioning gutters, and large areas of siding replacement. Before CertaPro began working on the project, all South facing windows were replaced improperly which caused damage to the surrounding substrates which our crews fixed and caulked before painting could commence. Many siding splice joints had to be caulked.
Additionally, all pillars on the property were primed, caulked and repainted. Before painting, all surfaces are required to be power washed and on this project, all patio ceilings had to be handwashed as they were made out of drywall-a substrate not typically used outdoors. At each phase of work for power washing, painting and doors, our production team executed a 48-72 hour complete notification plan for 100’s of tenants.
Onsite storage was provided for the crews to safely and discreetly store equipment and supplies. Dumpsters and porta potties were also provided onsite for the crews. Our production team worked closely with the HOA throughout both phases of the project. The crews maintained the neat and orderly look of the property by cleaning up daily. The community went from looking worn and aged due to water damage and chalking paint to luxurious with crisp white trim and rich earth-toned colors.
Project Involvement:
Extensive carpentry-siding, trim, drywall repair. Extensive prep work including caulking. Painting. Multiple crews on site at once-up to 4 or 5 at a time (about 25-30 painters).
Special Challenges:
Multi-phase tenant notification for power washing, painting and doors.
Project Timeline:
This multi-phase project took two summers to complete.
