Smart Maintenance: Painting & Repairs for Long-Term Protection

In August 2025, CertaPro Painters® of Fort Collins completed a mixed-use property exterior painting project in Fort Collins, CO.

The team refreshed masonry, metal doors, bollards, utility boxes and conduits, while also replacing missing downspouts to prevent water damage.

Using specialized primers and Sherwin-Williams SuperPaint, the property received a durable, graffiti-resistant finish.

The result was a clean, professional appearance with long-lasting protection in a high-traffic corridor near CSU and Old Town.

SCOPE OF THE PROJECT:

The work included repainting masonry, metal doors, and utilities, as well as replacing missing downspouts to prevent future water damage.

Before work began, the rear-facing exterior showed significant wear. Paint was peeling from brick and masonry surfaces, while galvanized steel doors showed signs of rust and bare metal exposure.

Utilities, bollards, and trim were weathered and in need of repainting, and missing downspout sections posed potential drainage issues. Left untreated, these conditions could have caused long-term structural and aesthetic problems for the property.

SPECIAL TECHNIQUES:

The project involved a thorough preparation and finishing process. Crews used commercial power washing to remove dirt, mildew, and failing paint, followed by hand scraping to ensure a sound surface.

Specialized primers were applied, including XIM bonding primer for galvanized steel doors and Loxon Masonry Primer for bare brick and concrete. For the finish, Sherwin-Williams SuperPaint in Low Luster sheen was used to provide a durable, graffiti-resistant coating. Doors, frames, bollards, and utilities were repainted to match the property’s existing color scheme, while two missing downspout sections were replaced as part of preventative maintenance.

To complete the work effectively, the crew relied on commercial-grade power washing equipment, professional primers and coatings from Sherwin-Williams, and a combination of brush, roll, and spray techniques. Daily cleanup and masking protocols were followed to protect landscaping and non-painted areas.
